Is this calculator really free?

What does DSCR actually mean?
DSCR stands for Debt Service Coverage Ratio. It's the ratio of net operating income (NOI) to annual debt service. A DSCR of 1.20x means the property generates 1.20 dollars of NOI for every 1 dollar of mortgage payment — a 20% buffer over breakeven.
What's a "good" DSCR for a rental loan?
Most DSCR programs price best at 1.20x or higher. Some lenders will go to 1.00x (breakeven) or even sub-1.00 (a "no-ratio" DSCR loan) at lower LTV and a rate premium. Anything under 1.00 means the rent doesn't cover the mortgage on paper, so expect to put more down.
What does PITIA include?
PITIA = Principal + Interest + Taxes + Insurance + Association (HOA). It's the full monthly housing payment your refi lender escrows. If you choose Interest-Only, the calculator drops principal and qualifies on ITIA instead.
