That is why we have created a Bridge Loan program for you to acquire property quickly.

A Bridge Loan is funding for investors to purchase or refinance a property based on its current value. This loan does not include any funding for renovations, repairs or construction. If additional funding is required, you may want to consider a Fix & Flip loan or a New Construction loan.

Bridge Loans are used only for the purchase or refinance of non-owner occupied investment property, as opposed to owner-occupied, to include:

  • Single-Family Properties (1-4 Units)
  • Townhouses
  • Condos
  • Multi-Family Properties (5+ Units)
  • Mixed-Use Properties
  • Small Balance Commercial Properties

Bridge Loan Requirements:

1. An incorporated business entity (Typically an LLC)
2. A clear exit strategy (how will the loan be repaid)


What is the maximum Loan-to-Value?

CCF will fund up to 80% LTV on an Acquisition and 75% on a Refinance

Is there a credit score requirement?

CCF will consider your loan application regardless of credit score. Typically, we like to see a base credit score of 620 or greater.

How long is the term?

3-24 Months
