Is this calculator really free?

What's the difference between Dutch and Non-Dutch interest?
Dutch: the lender charges interest on the full loan amount from day one, even though rehab funds are drawn over time. Non-Dutch: interest is charged only on the disbursed balance, so you pay less during the rehab phase. Most hard money lenders are Dutch by default. The calculator handles both so you can stress-test either quote.
How is DSCR calculated for short-term rentals?
For long-term annual leases: Gross Rent ÷ PITIA. For short-term rentals (Airbnb, VRBO), most lenders apply an 80% haircut to gross income to account for vacancy and seasonality, so DSCR = (80% × Gross Rent) ÷ PITIA. The calculator switches formulas automatically based on your Property Type selection and discloses which one was used.
What does PITIA mean?
PITIA = Principal + Interest + Taxes + Insurance + Association (HOA). It's the full monthly housing payment your refi lender escrows. If you choose Interest-Only on the refi, the calculator switches to ITIA (Interest + escrows, no principal during the I/O period).
